A hybrid appraisal — also called a bifurcated appraisal — separates the property inspection from the appraisal analysis. A trained, vetted data collector performs the on-site visit, gathering photos, measurements, condition observations, and a structured Property Data Report (PDR). A licensed appraiser then uses that verified data to complete the valuation analysis, apply market adjustments, and sign the final report. The result is a USPAP-compliant appraisal with greater workflow efficiency.
