What It Is

The full picture

Property Data Collection (PDC) involves a trained, non-appraiser data collector visiting a subject property to gather structured information: interior and exterior photos, floor plan sketches, room measurements, and property condition observations. The resulting Property Data Report (PDR) feeds into desktop appraisals, hybrid (bifurcated) appraisals, and GSE value acceptance pathways where verified property data is required by Fannie Mae or Freddie Mac. Home Base manages PDC assignments through AppraisalDesk with the same quality controls as full appraisal orders — including collector vetting, data review, and report management.
