Value Acceptance (formerly known as appraisal waiver or ACE) is a Fannie Mae and Freddie Mac feature that allows qualifying loans to bypass the traditional appraisal requirement — using the lender's own collateral value representation instead. For transactions that require additional collateral confidence, the GSEs may condition value acceptance on a Property Data Report (PDR): a structured report completed by a trained data collector documenting the property's condition, photos, and physical characteristics.
