Why Us/Quality Control
200+ Point Checklist · Automated + Human Review

Every report reviewed before it reaches you

A 200+ point checklist. Automated first-pass QC that catches data errors and completeness gaps. Educated human QC reviewers who know appraisals. And in-house staff appraisers available when value or reporting questions need a real expert.

How We Review

Three layers before delivery

Step 1

Automated First Pass

AppraisalDesk runs every report through our 200+ point checklist automatically — flagging data mismatches, missing fields, photo gaps, and adjustment outliers before a human ever opens the file.

Step 2

Educated Human Review

USPAP-trained QC reviewers go beyond the automated pass. They look at whether comparables make sense, whether adjustments hold up, and whether the report reads correctly as a whole — not just whether the boxes are checked.

Step 3

Staff Appraiser Consults

When value questions or complex reporting issues surface, our in-house staff appraisers step in. They consult on real valuation questions — not just flag issues and close the ticket. This is the layer most AMCs don't have.

Upstream Quality

Quality starts before the report is written

Every appraiser on our panel is vetted for geographic competence, credentialing, and E&O coverage before they receive a single order. After each report, they're graded A–F on quality metrics. Assignment priority reflects those grades — so your orders go to the best performers first.

Appraisers vetted for geographic competence before panel approval
Licensed, certified, and insured ($1M+ E&O) required
98% of panel is FHA-approved
A–F grading system applied per report; affects future assignment priority
Top performers receive first assignment consideration on all orders
Underperforming appraisers flagged, monitored, and removed if patterns persist
