When an order comes in, AppraisalDesk doesn't broadcast it to every appraiser in a zip code and wait for a race to accept. It evaluates our entire vetted panel — grade, geography, track record, current workload — and matches that specific order to the best available local appraiser for it. No guesswork, no favoritism, no lowest-bidder logic. Every assignment is a deliberate decision made in seconds.
Appraiser grading runs A–F per completed report. Grade determines assignment priority. High performers get more work; lower grades get fewer opportunities until they improve.

When a report is submitted, AppraisalDesk runs an automated first-pass: file labeling, completeness flags, photo checks, and compliance markers. Everything that automation can verify, it does — immediately. Then every report goes to a human QC specialist before delivery. Our team members pass a USPAP exam before they ever touch a file. They know what to look for. The automation makes them faster; it doesn't replace what they bring.
